So What Are The Different Types Of Land?

One of the most popular questions I am asked is what are the different types of land that can be invested in? It is an obvious question when you think about it?

There are three main differences in land that can be invested in.

Green Belt Land is a planning policy tool which aims to prevent urban sprawl by keeping land permanently open. Generally, Green Belt comprises countryside which is used for agriculture, forestry or other similar open uses. When defined, Green Belt can shape patterns of development and ensure that development occurs at locations which have been allocated by local planning authorities. However, the boundaries of the Green Belt can exceptionally be changed to, for example, meet future development needs.

Greenfield Land is land that has not previously been developed. It includes forestry, agricultural land, and associated buildings that have been blended into the natural landscape.

Brownfield Land or previously developed land is land which is or was occupied by a permanent structure, including the curtilage of the developed land and any associated fixed surface infrastructure. There is, however, no presumption that land which has been previously developed is necessarily suitable for housing development nor that the whole of the curtilage should be developed.

What is The Land Buying Process?

At Taylor Langton Associates, we make the land buying process simple. We offer you the opportunity to buy individual plots of land both within and outside the UK which we consider to have future development potential or already benefit from Outline planning or full planning permission. We pride ourselves on our commitment to ensuring that our customers are fully informed and supported throughout the entire land buying process through Taylor Langon Accosiates.

After you have Decided the Area and number of you particular piece of land the following process will ocour

A member of our administration department will contact you to confirm all the details you have supplied to our land consultant are correct and you are happy to proceed and a settlement date has been agreed.

We will raise and post a memorandum of sale for you to sign and return along with your 10% deposit, this, once received will generate a contract to be sent in the name of the received memorandum of sale direct from our solicitor.

Once you have received our contract you will need to contact an independent solicitor to act for you and supply your land consultant there details.

We can of course send the contract direct to your solicitor.

Sign and complete all the paperwork, so you are ready to exchange contracts.

Transfer funds to your solicitor so you are ready to complete on your arranged completion day.

Once you have completed, your solicitor will register you as the freehold owner of your purchased land and Taylor Langton will have no further interest or control with regard to your purchase.
